We then host vetted, short-stay guests in it, and we look after it to a hotel standard: professional cleans after every stay, regular inspections, small repairs handled fast. You get a set rent and your property back in great condition. That's the whole arrangement.

    Who looks after my property?

    We do, professionally. Every stay ends with a professional clean. Longer stays get mid-stay checks. We inspect regularly and fix small things fast, because a tired property costs us money before it costs you anything.

    What if it doesn't get booked?

    Your rent doesn't depend on bookings. It is fixed in the lease and paid every month, booked or empty. That is the contractual arrangement, in writing, before we start.

  • COVER

    What about damage and insurance?

    We carry specialist short-stay insurance on top of the usual protections. Guests are vetted before they stay. If something breaks, we fix it. Your property is handed back in the condition we found it, or better.

    Appraisal

    Tell us about your property. We assess it and come back with a rent figure within one business day.

    Lease

    We sign a standard fixed-term lease, usually 3 to 5 years. Your rent and our responsibilities are fixed in it.

  3. 03

    Setup

    We furnish and prepare the property to a hotel standard, at our cost, and arrange the right insurance.

  4. 04

    Rent, monthly

    Your rent lands every month for the life of the lease. We handle guests, cleaning and upkeep. You handle nothing.

  • The lease has a fixed term with normal break and end-of-term provisions, agreed up front. When it ends, we hand the property back professionally cleaned and in its checked condition.

  • Yes. We hold specialist insurance built for short stays, which covers situations a standard landlord policy doesn't. We'll walk you through exactly what is covered before you sign.

  • Sometimes. Strata by-laws and local rules decide it, and we check them before anything is signed. If your building doesn't allow short stays, we tell you straight and no one wastes time.
